Additionally, you’ll be required to furnish us with photographic identification, three months of bank statements, evidence of your previous address, and a reference, which can be either character-based or related to your employment.

Absolutely. All properties are equipped with hot water in both the kitchens and bathrooms, ensuring they are fully habitable and can be transformed into comfortable homes.

Guardians must provide four weeks’ written notice before leaving.

If you’re 21 or older, employed full-time, and can furnish 3 months’ worth of bank statements or payslips, proof of address, and photo ID, you meet the criteria to apply for membership in our Guardian community. Additionally, you’ll require a character reference, which may come from your current employer or client (if self-employed), your current landlord, or someone you’ve known professionally for over two years. Please be aware that if you’re on a flexible/zero-hour employment contract or self-employed, you’ll need a guarantor.

Our properties span a diverse range, from expansive modern office blocks and historic listed buildings to former student residences. Joining our guardian collective means sharing living spaces with fellow guardians, fostering new connections, and relishing in a vibrant community atmosphere. The communal areas within the properties offer versatile usage options. While studio, one-bedroom, and two-bedroom flats are occasionally available, they are scarce.

Our portfolio across the UK boasts various properties, with the majority situated within central locations. As new properties continuously join our roster, the dynamic nature of our client arrangements prevents us from pinpointing the exact timing or location of our next available property. Certainly! Each individual must enter into a License Agreement with Live-in Guardians Limited. Please note that the price per room will be raised by 50-75% for double occupancy.

You won’t need to handle any security duties beyond occupying the property, nor will you be asked to put yourself in harm’s way to protect it. We’ll supply you with 24/7 emergency contact numbers in case of any threats or risks to you or the property.

As Halo Guardians occupy properties temporarily, they do not come equipped with WiFi or landline telephones. However, Guardians may submit requests to install a landline or broadband at their own expense, subject to consideration. However, in selected properties, WiFi facilities are available at an additional cost.

In general, utility bills are typically covered within reasonable limits. If they are not included, you’ll be responsible for a fair portion of the expenses.

All rooms come unfurnished, allowing you to bring your own furniture into the property. Halo Guardians cam offer the option of providing basic furniture at a minimal cost, facilitating the immediate protection of our client’s property.

Upon vacating, you’ll need to submit a Damage Security Payment (similar to a deposit), amounting to one month’s License Fee. This payment will be refunded provided you haven’t caused any damage, have cleared and cleaned your room, removed all belongings from the property, and returned your keys.

As a Halo guardian, your responsibilities entail safeguarding and maintaining our client’s property. This involves occupying the premises full-time, promptly notifying us of any threats or risks posed by vandals, trespassers, or squatters, and reporting any structural issues such as leaks or broken windows that could compromise the property’s integrity.

Typically, yes. However, it’s important to note that every property is unique, and obtaining written permission is always necessary.

Regrettably, pets are typically not permitted in our Guardian properties.

Our commitment extends to safeguarding our clients’ properties for flexible durations, typically spanning 6–8 months on average. Whenever a property is scheduled for handover, we prioritise offering our guardians alternative accommodation solutions.

Upon joining, you’ll receive a comprehensive set of rules and regulations. These guidelines encompass various health and safety measures and considerations for your fellow guardians. We expect all members to adhere to these regulations diligently.

License fees fluctuate based on factors such as location, property condition, and room size. Typically, our license fees are 40-50% lower than those for traditional rentals, and they frequently cover all utility bills.

To reserve a room during or after a viewing, you’ll need to submit a non-refundable holding deposit equal to one week’s License Fee. Payment can be made conveniently online, and our bank details will be provided to you. This deposit will secure your room for an agreed-upon duration and will be deducted from your initial payment. Please note that should you withdraw your application or provide inaccurate information, the deposit will not be refunded.
